Flats remain the slowest movers by far, with little change year on year. Terraced houses are also taking longer to shift, up 11% on last year.
But detached and semi-detached homes are selling faster than they were in 2024, with detached homes down 17% and semis down 14%.
Bedroom count matters too
The number of bedrooms also affects selling speed. Here’s the average time on market in May 2025, with 2024 data in brackets:
- 1-bed: 305 days (278)
- 2-bed: 184 days (185)
- 3-bed: 122 days (125)
- 4-bed: 130 days (150)
- 5+ bed: 116 days (143)
Larger homes are selling quicker than they were last year, especially four-beds which improved by 13%. One-bed properties, on the other hand, are taking even longer to sell – now over 300 days on average.

Despite some types of home shifting faster, others are being hit by a mix of economic uncertainty and buyer caution. Flats are struggling the most, likely due to rising service charges and a decline in landlord demand. Many buyers are now working from home and prioritising space over location, while older flats with poor energy ratings are becoming harder to shift. This means it’s particularly hard for Swansea sellers to achieve a fast flat sale.
