Do I need a gas safety certificate to sell my house?
A gas safety certificate is not a legal requirement when selling a house in the UK, but it’s often requested during the conveyancing process where gas appliances are installed.
The certificate confirms that gas appliances, pipework and flues have been inspected by a Gas Safe registered engineer and meet current safety standards. While this is not compulsory for a sale to proceed, it is commonly used by buyers and solicitors as reassurance that installations are safe and properly maintained.
If a gas safety certificate is not available, the sale can still proceed, but the following may be considered:
- Providing recent boiler or appliance service records as evidence of maintenance
- Arranging a new inspection by a Gas Safe registered engineer
- Using indemnity insurance where appropriate to address legal risk concerns
- Answering additional enquiries from the buyer’s solicitor regarding safety compliance
Although a missing gas certificate doesn’t usually stop a sale, it can lead to delays, especially in transactions that involve mortgage lenders who require a higher level of documentation before proceeding.
At Sell House Fast, as a cash house buyer, we can purchase properties even where a gas safety certificate is missing. Because we are not dependent on mortgage lending criteria, we take a more flexible approach and focus on the property itself rather than paperwork. This allows us to move quickly and help sellers avoid delays caused by missing documents.
