How long is an EPC valid for?

An Energy Performance Certificate (EPC) is valid for 10 years from the date it is issued. It provides an assessment of a property’s energy efficiency, giving it a rating from A to G, along with recommendations for improving performance and reducing energy use.

If you are selling or renting a property, the EPC must be valid at the time it is marketed. If it has expired, you’ll need to arrange a new assessment before the property can legally be listed for sale. This is a standard requirement across the UK and applies to most residential properties.

Once issued, an EPC remains valid for the full 10-year period unless significant changes are made to the property that would materially affect its energy performance. In most cases, however, updates or improvements do not automatically require a new certificate until the existing one expires.

In practice, many sellers check their EPC early in the selling process to avoid delays. An expired EPC can slow down marketing and may hold up initial enquiries, particularly in traditional estate agency sales.

At Sell House Fast, we are direct cash house buyers, which means we can often help sellers move quickly even where an EPC needs updating. Because we are not reliant on mortgage lender requirements, we focus on the overall property rather than strict marketing criteria, which helps to streamline the process and reduce unnecessary delays. An EPC (Energy Performance Certificate) is valid for 10 years from the date it is issued.
